Help to Lend is a specialist commercial brokerage. We arrange the finance the high-street isn't quick enough or specialist enough to write — bridging, development, commercial mortgages, HMO and auction finance — for property professionals across the United Kingdom.
The brief
What we do, in plain English.
We are not a residential mortgage broker. We don't compete on first-time-buyer rates or remortgage volume. The work that comes across our desk is commercial: developer sites, landlord portfolios, auction lots, business premises, mixed-use freeholds, and the bridging facilities that link them together.
The market is fragmented. There are over fifty specialist commercial lenders in the UK and each one underwrites its own corner of the market in its own way. Choosing the right lender first time is the single biggest determinant of cost, speed and certainty on a commercial deal. That's the work — and that's what we do well.
We're a small operation by design. Cases stay with the person who took the call. Nothing is passed between three account managers and a credit assistant. The deal you bring in is the deal that gets packaged and the deal that gets closed.
How we work
Four things we hold to.
Tell the truth early
If the deal isn't fundable, we'll say so on the call. Wasting a fortnight to get to the same answer doesn't help anyone.
Match the lender to the case
Not the case to the lender. We don't have volume targets with any one funder. Whoever fits your deal best is who gets it.
Package properly, once
We assemble the pack the way the underwriter wants to see it. That gets the deal across the line faster and cheaper than firing it out half-prepared.
Stay on the case
The brokerage doesn't end at decision-in-principle. We sit on the case through valuation, legals and drawdown — most failed deals fail in this window.
